We do Not work for landlords. Estate agents. Property developers. Or for HMO properties. Rental properties. Or accept booking from their tenants. We do not work on properties with children or pets. We cannot accept bookings in restricted and permit parking areas. We do not offer bird control or proofing.
Strictly children and pet free properties only. We do not undertake pest control at any properties with children or any pets, animals, cats, dogs, birds, hamsters, including fish, etc. Including properties that are visited by any of the aforementioned. So you must inform us if this is the case before we begin any treatment.
Strictly allergy or asthma free properties only! We do not spray pesticides in any premises wherein people that are use it or visit it suffer from any kind of allergy breathing problems medical conditions or asthma. So you must inform us if anyone does so before we begin any treatment.
We require to take all bookings and enquires via verbal Telephone call only. We cannot respond to text messages. We cannot take bookings via text message. We do not take questions or enquires via text msg. We operate our business via verbal telephone communication only as its not possible to find out all the detailed information we require to discover if its possible for us to take your booking via text. We find that a 2 minute phone call saves 2 hours of text ping pong.
Call out charge of £40 will apply to anyone that calls us out and then does not purchase a pest control program. The maximum time we will spend onsite is 30 minutes for this fee. And the furthest we will travel is 10 miles. See below!
Please Note!=Our most popular enquiry is “can you come out and have a look?” We translate this as can you spend 3o thirty minutes travelling here, spend 30 minutes answering all our questions, and examining our propertry, then spend thirty minutes travelling back where we came from…all for free. Unfortunately fuel and hourly paid staff cost money. So our charge for this within 10 miles is £40 per 30 minutes spent onsite. We do not travel further. We impose this charge to cover our costs and to prevent our brains being picked clean from people that never had any intention whatsoever of booking a pest control program and just wanted a free inspection pest identification and unpaid advice on how to self manage their pest issue. Unfornately as a private business with high overhead we cannot provide such free work. As fuel and hourly paid staff cost money. You do not work for free and niether can we.

We do not provide pest control in cluttered or confined environments. We recommend you rent a skip or two and extensively declutter before calling us.
All fixed price program bookings are subject to our conditional acceptance. We reserve the right to refuse any jobs that are financially non viable. Instead we might only be able to offer our services at our hourly rate plus cost of materials. So any prices listed on our website are estimates only.
Confined space loft wasp, insect, rodent work is not included. We do not undertake confined space loft work of any kind due to the high risks involved.
After pesticide treatment Small Wasps nests will be removed. Medium wasp nests will be removed if possible. But Giant wasp nests of over half a metre and above in size will be left in situ after pesticide treatment. If you wish these removed we can return after 7 days and remove them for £50 per nest.
Depending on the extent and severity of the infestation all our pest control services may require more than one visit, more than one hour, sometimes multiple visits, sometimes multiple hours, sometimes , depending on the size of the job, degree of infestation and area to be treated, and or repeat treatment or visits, sometimes ongoing visits, and each additional treatment/visit/hour is always chargeable. We charge for labour and materials per visit used onsite. Just like a plumber electrician charges for pipes taps cables etc. Unless you have paid in advance for a full pest control all inclusive program block booking. However we always try our best to do each job as reasonably as possible, if possible. But in some instances its impossible to achieve quality work with lowest budgets. Bigger budgets simply get much better results. We do not provide guarantees that one pest control visit or even a program will eliminate your pest problem. You may require ongoing paid visits until total eradication is complete. However if this happens we will usually try our best to give you a 20% off discount on additional visits at our discretion if we can.
We also require free parking outside or adjacent to your property for the duration of our visit. None of the services listed above include pest proofing, hygiene, pre-treatment or after treatment cleaning services. If you wish to include these services ask for a quote. We reserve the right not to undertake confined space wasp/insect/rodent control if it cannot pass a risk assessment. All the above pest control services apply withing 10 miles radius of Middlesbrough only.
We require a fully vacant property on the day of each pesticide treatment. With all people removed for 6 hours. We only undertake rodent and insect control at children and pet free properties. Please ensure vulnerable persons have carers present for the duration of each visit otherwise we will not attend.
Some jobs beyond a certain travel distance are not viable and it may be best for you to call out someone more local. The maximum distance we travel is 10 miles from central middlesbrough ts1 postcode unless you are willing to pay our hourly rate for the travel time plus cost of fuel Per visit. plus our hourly rates for labour involved onsite. plus cost of any materials used. as believe it or not many pest control jobs simply do not make a viable profit margin due to customer price hesitancy and undervaluing the trade and workload involved. Therefore We no longer undertake, tropical ant, cockroach, bed bug, squirrel control because they usually engender us a loss due to the massive workload, endless retreatments, repeat visits required that no one wants to pay for, and thinks we are some kind of insurance company that wants to take on huge risks for next to nothing.
Some of our pest control jobs will require pre-treatment extensive customer preparations before we can visit and also follow up instructions. If these are neglected the treatment could fail. So our advice and instructions will need to be followed for successful rodent or insect control outcomes. eg; Rat, Mice, moth control, ant control, Flea control requires considerable adherance to instructions otherwise you will need extra paid visits. We also expect honest answers to our questions and if we are giving misleading answers to our enquires the pest control program could also fail and we are not liable in these circumstances. Because many customer deliberately misinform about the extent and duration of their severe pest problems in a underhanded effort to obtain lower price work pretty pointless really as the program will fail.
We usually try to provide an estimate of the number of vists required for each pest problem, but this is only an estimate. No point getting us out if you then disagree with our assessments. Best do it yourself right from the beginning. We do not carry out pest control jobs unless full payment has been made.
We do not undertake carpet cleaning bookings unless your carpets are securely gripper rodded down to prevent shrinkage, We do not clean carpets in cluttered rooms. You are responsible for moving all fragile and valuable possessions from rooms before we begin any carpet cleaning. We only undertake carpet cleaning work in properties that have Hot water available. If your gripper rods fail? We accept no liability for shrinkage. So check them before we arrive to make sure they are secure and strongly fixed down to prevent carpet shrinkage.
